Job summary

The individual will be working within the Credit Structuring and Real Estate Financing team and reporting to Head of Credit Structuring and Financing in Singapore. The role is responsible for:

  • Liaise with Relationship Manager (RM) and Credit Risk Department (RPC) in the region for non-standard credit request to determine its viability
  • Meet client together with RM to explain terms and bring across financing offering to client
  • Put up real estate paper for property financing and equity support
  • Assess life insurance product and client’s request for universal life insurance premium financing and credit leverages support
  • Provide credit structurer opinion for RPC review and approval
  • Review credit documentation for non-standard credit, life insurance and real estate financing
  • Initiate and facilitate discussion for new products in new products forum

Key Responsibilities:

A.    Credit Financing

  • Review and analyse all credit related information provided by the RM and/or the client
  • Assess the feasibility of the credit based on approved policies and guidelines
  • Provide advice on the credit transactions to the RM/client
  • Provide credit support on credit request with credit analysis and justifications
  • Propose financing terms and conditions in line with the bank’s policy
  • Collaborate with various support teams such as Risk, Legal, Compliance, Global Wealth Structuring and Operation to complete the credit proposal
  • Monitor credit transactions with non-standard credit approval terms
  • For life insurance cases, liaise with external counterparties such as brokers and insurers to ensure a smooth delivery in the Credit process.
  • Review credit documentation including facility letter, charge deed and assignment documents

B.     Real Estate Financing

  • Be the local centre of expertise for real estate and the point of entry for real estate financing enquiries
  • Liaise with external real estate valuers to obtain independent valuations
  • Ensure fire insurance cover is provided, valid and adequate for real estate financing
  • Follow up on the legal requirements from the external lawyers to obtain the necessary documents and/or information from the RM/client to complete the mortgage security
  • Prepare real estate memo providing property view and recommendation to the credit committees
  • Prepare indicative mortgage terms and conditions
  • Monitor the statistics and performance of the real estate credit offering and report into Head of Structuring and Financing
  • Be abreast of property transactions happening in the property market
  • Maintain up to date knowledge of the Singapore and Hong Kong regulations
  • Review real estate letter, MAS factsheet and other relevant mortgage documentation

Candidate criteria

Minimal education level

Bachelor Degree / BSc Degree or equivalent

Academic qualification / Speciality

Relevant degree from leading Business Schools or Universities

Level of minimal experience

6-10 years


Minimum 10 - 15 years of working experience and 10 years of relevant experience in in Credit Structuring cum Real Estate Financing role or as a Credit Officer within the Private Banking/Wealth Management space will be essential

Required skills

• Strong understanding of the concept of credit risk management
• Experience in life insurance premium financing and dealing with non-standard Private Bank Credit transactions would be strongly preferred.
• Possess Good insight to Singapore, Hong Kong and London property markets and have vast handling in housing loan and equity mortgage loan
• Be well versed in MAS Property Directives and HKMA Property Prudential Measures and have good knowledge of basic Credit principles

  • Demonstrated strong analytical and quantitative skills
    Highly effective communication and presentation skills (written and verbal)

  • Strong organizational skills and attention to detail
  • Strong written and verbal communication skills in English, as well as Chinese due to market coverage which requires regular dealings with native-speaking clients across North Asia countries
